Questions about Fountain Hills

Is Fountain Hills part of Scottsdale?

No. Fountain Hills is a separate town in Maricopa County, incorporated on December 5, 1989, with its own council and zoning. It sits between the McDowell Mountains and Scottsdale on the west, the Fort McDowell Yavapai Nation on the east, the Salt River Pima-Maricopa Indian Community on the south and McDowell Mountain Regional Park on the north.

How large are lots in Fountain Hills?

It depends on the zoning district: the Town’s single-family districts set minimum lots from 6,000 square feet (R1-6) to 190,000 square feet (R1-190), as the chart stood when Ordinance 18-11 amended it in 2018. Land sloping 20% or more on a platted lot can be disturbed only in part, so check the parcel’s zoning and slope with the Town before you plan.

Do Fountain Hills homes have an HOA?

It varies by subdivision: there’s no town-wide association, and some planned communities, such as FireRock, SunRidge Canyon and Eagle Mountain, have their own. Check the CC&Rs recorded against the property and the title report.

Are there outdoor lighting rules in Fountain Hills?

Yes. DarkSky International designated Fountain Hills a Dark Sky Community in 2018, and the Town’s lighting rules, amended in 2016, cap outdoor fixtures at 3000 Kelvin and require brighter fixtures to be shielded. Check the current rules with the Town before adding exterior lights.

Who provides water and sewer in Fountain Hills?

EPCOR supplies water through its Chaparral District, and the Fountain Hills Sanitary District, a special district separate from the Town, provides sewer. Confirm service for a specific address with each provider.
